Spheres of current research: total life analysis, modelling and forecasting of housing in Lithuania; analysis, modelling and forecasting of housing credit access; facilities management; total quality management; multiple criteria decision making methods; multiple criteria decision support systems; total life analysis, modelling and forecasting of construction in Lithuania; e-Business.

A.Kaklauskas is the author 72 research publications. They have been published in Germany, United Kingdom, Denmark, Portugal, Greece, Poland, Romania, Lithuania, former Soviet Union. Among them there are 4 monographs. The main results obtained in the research were discussed at the scientific conferences and seminars held in Edinburgh, Glasgow, Reading (UK), Gavle (Sweden), Lisbon, Athens, Wiena, Leipzig, Poznan, Zieliona Gura, Riga, Vilnius, Moscow, Minsk, etc. The theoretical data obtained in the investigation were used in 20 research and budgeted works (1990-2000) performed both in Lithuania and abroad.

Below there are some description of above two research initiatives.

Total life analysis, modelling and forecasting of housing in Lithuania. The research seeks to explore ways of harmonizing the relationship between the transition Lithuanian housing industry and its environment. By modelling and forecasting future perspectives and trends of housing industry, it is possible to get ready to respond to the changes of macro and microlevel variables in Lithuania. The research aim was to produce an conceptual model of the rational housing industry in Lithuania by undertaking a complex analysis of micro and macro environment factors affecting it and to give recommendations on the increase of its competitive ability.

Analysis, modelling and forecasting of housing credit access in Lithuania. The improvement of housing conditions in Lithuania requires access to credit. Barriers to rational credit access for low incomes are among the most important obstacles faced by Lithuanian households seeking affordable dwelling. Efforts to expand access to rational housing credit have led to reforms in the lending practices of advanced industrial economies and to the creation of alternative credit institutions and instruments. For example, rational housing credit access can be expanded through the use of low interest loans, waivers of closing costs, government and private mortgage insurance, reduced down payments, sweat equity, flexible debt-to-income ratios, lease-purchase arrangements, deferred second mortgage, etc. The research was performed by studying the expertise of advanced industrial economies and by adapting it for Lithuania, taking into consideration specific history, development level, needs and traditions.

INTERNET STUDIES

A distance learning programmes (via Internet). From 1999 a distance learning programme (via Internet) of "Property management" leading to Masters degree has been introduced by A.Kaklauskas. Some information on the studies you can find on the VGTU Internet pages (Error! Bookmark not defined.). Also from 1999 a distance learning programme (via Internet) of "Construction economics and business" leading to Masters degree has been introduced. All programme materials are available as printed programme notes which enhanced, where appropriate, to take advantage of modern teaching techniques and delivery mechanisms. In particular, the following media are used in specific modules: electronic format the textbooks, video, computer software, computer learning systems, computer conferencing, computer networks, face-to-face contact. The choice of media is often relatively easy to make because for much of the time, local constraints, questions of accessibility and of cost virtually dictate the media through which learners will have to work. Accessibility is vitally important to any learners who have to use self-instructional materials.
